Consider this your home buyer’s toolkit. It is long but NECESSARY. I cannot stress this enough. The real estate market in the Phoenix area is certainly complex All of the information pertaining to buying a home can be overwhelming AND the sellers expect you to know this information. I am here to help.
There are three basics types of sales/purchases:

Traditional Sale- this is a home, with sallers who have a profit at stake. These come with negotiations and in most cases seller provided disclosures. Also, many warratnies for appliances and homes can be carried over.

Short Sale- please refer to the Short Page 

Bank Owned Homes, Lender Owned, REO- These are homes that have been taken back by the bank for some particular reason. The banks try to sell these homes at auctions first to recover there loss. In Phoenix' market the loss in value is too much and the bank can't recover enough, so they seek out Realtors to sell the home. These are fairly quick sales, meaning, the bank will respond to an offer usually within 72hrs. A bank owned home with a pool in good condition is the most desireable home on the market right now. Prepare for competition. The average bank owned home is getting multiple offers which escalate to more than list price and is selling within the first week listed.  

The West Valley has had an enormous hit in the market over the last three years and homes that once sold for more than $300,000 are available for less than $150,000. First time buyers are purchasing homes 2000sqft and more. This is an amazing time in Real Estate. Investors, 1st time buyers, Vacation and Retirement Home Buyers, Those who want to move up, NOW is the time to act. Many econmists feel the bottom has arrived. We have had slight rises in values for 6 months straight. The beauty of Real Estate is that you don't need the "bottom" to have a great investment.
